Energy Performance Certificates

An assessment of household energy usage and the extent to which this can be lowered if the recommendations of the Domestic Energy Assessor preparing the certificate are adopted. Certificates give properties a rating from A to G presented graphically in much the same style as used for fridges, washing machines and other white goods. Dwellings offered for sale must have an EPC that is not more than 12 months old, and from October 2008 rental properties must have a certificate that is not more than 10 years old.

Void Periods

Void periods sound a bit mysterious but they are something quite familiar to anyone who has been a landlord for any length of time. They are periods when the property is not generating income, almost exclusively because the last tenancy has finished and the new one hasn't yet begun.

Stamp Duty and SDLT (Stamp Duty Land Tax)

Stamp Duty is not payable on the vast majority of all residential leases. For more detail see the LetLink Factsheet 32 which gives an admirable summary. It is no longer the case that tenancy agreements are no longer admissible as evidence in court unless they are stamped.

Affordable Housing

Affordable Housing is a newish concept. Most people see it as quasi-council houses provided by Housing Associations or the Council Housing Department hived off into a privatised body.

In fact it is much more than that, as explained by this article from the BBC explains.

What is not generally known is that councils now routinely demand around 40% of all houses or apartments on a new development are allocated for affordable housing. The developer has to provide these under a Section 106 agreement.
